A commercial Energy Performance Certificate illustrates the energy efficiency of a commercial building. Various aspects of a building are included within the energy assessment including the fabric of the building, heating systems, cooling and ventilation systems and lighting. The certificate does not however detail how those systems are used.
An Energy Performance Certificate will include the following points shown in the list and sample image below:
Certificate reference number
The address of the property it relates to
The Asset Rating
Brief technical Information
Does Our Business Require A Commercial EPC Survey?
You will need a commercial EPC if you are selling, renting or building a new commercial property. There are some exceptions to this rule and our FAQ has more details. Your building may require one EPC or multiple EPCs depending on whether it has been split into parts and designed or altered to be used as separate accommodation.
Our EPC providers Scotland we carry out green energy assessments and recommending ways in which you can make your building more energy efficient.
Benefits of a Greener Commercial Property
There is a lot of evidence to suggest that a greener property can offer so much more to a potential buyer or tenant than a property which has a poor energy rating.
Not only can a lower energy rating and commercial EPC push up your property’s value, but you can also assure prospective buyers or tenants that the rating has been reached with a high degree of accuracy. As EPC providers we assist you with this process.
Other commercial EPC benefits include:
Buyers and tenants attracted more quickly
Energy efficient properties are more likely to be let
Tenants are more likely to want to rent long term
You can command higher rent and benefit from higher capital value and higher yields on your commercial property
What Is The 2018 Deadline And How Will I Be Affected?
By April 2018, the Government proposes to prohibit the leasing of commercial buildings that do not reach a specific energy rating. A commercial EPC assessor rates the energy performance of your commercial building. Buildings are graded on a scale of A to G and certificates are valid for a period of 10 years.
These new rules were published in the Energy Act 2011 and it is estimated that 18% of all commercial properties will be prohibited from being let if they are not refurbished or upgraded to include energy efficient measures. You can read more about the 2018 law change here.
What Happens If I Fail to Provide an EPC Report?
If you cannot or refuse to provide a potential buyer or tenant with a valid commercial EPC report, you could be subject to enforcement by your Local Authority Building Control department.
You could be charged a penalty fine which could be any sum between £500 to £5,000. Add to this the very real risk of being banned from letting your property should your energy rating fall short after April 2018 and you could be facing a serious risk to your business and your livelihood.

A Summary Of Commercial EPCs And Your Responsibility
In summary, if you are a commercial landlord and you fail to invest in energy improvement measures, the value of your non-compliant building could be negated by April 2018. If you want to maintain the value of your property investment, it is essential that you arrange a commercial EPC today.
You may not need to arrange any energy improvements at all, but at the very least, a commercial EPC in Scotland will help you to attract more tenants, charge a higher rate of rent and project a greener image.
