A commercial Energy Performance Certificate illustrates the energy efficiency of a commercial building. Various aspects of a building are included within the energy assessment including the fabric of the building, heating systems, cooling and ventilation systems and lighting. The certificate does not however detail how those systems are used.
An Energy Performance Certificate will include the following points shown in the list and sample image below:
- Certiﬁcate reference number
- The address of the property it relates to
- The Asset Rating
- Brief technical Information
Does Our Business Require A Commercial EPC Survey?
You will need a commercial EPC if you are selling, renting or building a new commercial property. There are some exceptions to this rule and our FAQ has more details. Your building may require one EPC or multiple EPCs depending on whether it has been split into parts and designed or altered to be used as separate accommodation.

What Is The 2018 Deadline And How Will I Be Affected?
By April 2018, the Government proposes to prohibit the leasing of commercial buildings that do not reach a specific energy rating. A commercial EPC assessor rates the energy performance of your commercial building. Buildings are graded on a scale of A to G and certificates are valid for a period of 10 years.
These new rules were published in the Energy Act 2011 and it is estimated that 18% of all commercial properties will be prohibited from being let if they are not refurbished or upgraded to include energy efficient measures. You can read more about the 2018 law change here.
What Happens If I Fail to Provide an EPC Report?
If you cannot or refuse to provide a potential buyer or tenant with a valid commercial EPC report, you could be subject to enforcement by your Local Authority Building Control department.
You could be charged a penalty fine which could be any sum between £500 to £5,000. Add to this the very real risk of being banned from letting your property should your energy rating fall short after April 2018 and you could be facing a serious risk to your business and your livelihood.
