What is an Energy Performance Certificate?
An energy performance certificate is a legal document which provides details about the energy efficiency of a residential or commercial property. It is valid for 10 years, after which, a new certificate will need to be arranged.
The report gives the building a rating of between A and G (with ‘A’ being the most energy efficient) and also provides recommendations about how the property can be made to be more energy efficient.
The Energy Performance Certificate must be presented to prospective tenant when the property is put on the market. This can help them to make a decision about whether to buy or rent the property, and gives them a clearer understanding of energy costs, energy wastage, and future renovations that might need to be made. It goes without saying that the more energy efficient your property is, the more attractive it will be.
Energy Efficiency across Liverpool
Liverpool is a vibrant and exciting city, with a great cultural scene and is steeped with history. With so much going for it, it is not surprising that it is becoming an increasingly sought-after place to live and work. It is important therefore to make your property as attractive as possible to potential buyers or renters, and its energy efficiency is a key consideration.
No matter whether you are based in the city centre or in one of Liverpool’s stunning seaside villages just outside, if you are leasing your commercial property or selling your life long home, it is crucial for potential buyers or renters to know how energy efficient your property is now – and has the potential to be in the future.
Legally, anybody who is selling or renting a property needs to have an EPC made available to potential buyers or tenants when the property is put on the market.
