Domestic Energy Performance Certificates (EPC)
A domestic Energy Performance Certificate conveys the energy efficiency rating of a domestic property. There are many features of a property which are included within the energy assessment, such as the building’s fabric, lighting, heating systems, cooling systems, and ventilation systems. However, how these systems are used is not detailed in the completed assessment.
The following details are included in the Energy Performance Certificate:
- Certificate reference number
- The property address
- The asset rating
- Brief technical information
Domestic EPC Requirements
You will require a domestic EPC if you plan to sell, rent, or build a new domestic property. Depending on how the property has been designed or altered, it may require one, or multiple EPCs if it has been split up to be used as independent accommodation.
The focus of our domestic EPC company is to perform green energy assessments, and provide you with recommendations on how to improve the energy efficiency of your property.
Benefits of a Greener Property
There is an abundance of evidence which suggests that greener properties have more appeal, and more to offer to potential tenants or buyers, than properties which have poor energy ratings.
An up to date domestic EPC with a high energy rating can not only increase the value of your property, but can also reassure prospective tenants or buyers that the energy assessment has been performed with the highest level of accuracy. As EPC providers, we can assist you with the process.
Other benefits of a domestic EPC include:
- Tenant and buyers attracted to the property
- Energy efficient properties have a higher chance of being let
- Tenants are more likely rent the property long-term
- You can request a higher rate of rent and benefit from higher capital value and higher yields
What Happens If I Fail to Provide an EPC Report?
If you are unable, or refuse to supply a prospective tenant or buyer with a legitimate domestic EPC report, you could be subject to enforcement by your Local Authority’s building control department.
On top of the risk of being banned from letting out your property if the rating falls short of the Minimum Energy Efficiency Standards (MEES) introduced in April 2018, you may be charged with a fine of between £500 to £5,000.
To stay compliant with the law, Nexus Energy Solutions can help you with:
- Meeting your legal responsibilities regarding the building certification
- Reducing your energy use, CO2 emissions and costs by providing professional recommendations
- A overview of domestic EPCs and your responsibilities
To summarise, if you are unable to invest in measures to improve your energy efficiency rating, the value of your non-compliant property could be negated after April 2018. However, if you wish to preserve the value of your property, it is crucial that you get in touch with an EPC assessor to arrange a domestic EPC. The assessment may reveal that your property doesn’t need any energy improvements, but the fresh certificate will at the very least help you attract more tenants, increase the cost of rent, and project a more green and sustainable image. Nexus can provide you with a domestic EPC certificate across the UK including London, and Glasgow.
